Historic downtown and the surrounding older neighborhoods
Narrow streets, on-street parking, tight driveways, original hardwood, steep and narrow staircases, and door frames built long before modern sectional sofas existed. Truck size and placement are decided in advance, and more furniture comes apart than in a newer home.
Craig Ranch, Trinity Falls, and the newer master-planned communities
Guard gates and HOA move-in windows, wide but shared streets during active construction phases, and brand-new finishes that mark easily. Protection goes down first and construction traffic gets factored into the arrival window.
New Construction, Closing Delays, and Storage
McKinney's growth means a large share of moves here land on a new build, and new builds slip. A walkthrough finds punch-list items, the certificate of occupancy takes an extra week, funding lands a day late.
We plan for it: a tentative date confirmed 48–72 hours out, and climate-controlled storage available for a night or a month if the home is not ready. Your belongings do not sit on a truck waiting for a builder.
The same storage handles the opposite problem — a home that sold faster than the next one closed, or a house being staged for sale where most of the furniture needs to be somewhere else for six weeks.
Gun Safes, Pianos, Home Gyms, and Other Heavy Specialty Items
McKinney's larger custom homes come with the heavy category: gun safes, upright and grand pianos, pool tables, marble and stone tops, oversized mirrors and art, wine storage, and fully equipped home gyms.
These are planned separately from the general household. Weight, path, and floor protection are assessed during the estimate, specialized equipment comes on the truck, and the item is scheduled first or last in the sequence rather than squeezed in.

Packing and the Days Before the Move
The single largest variable in what a local McKinney move costs is how ready the home is when the crew arrives. A fully boxed, staged home loads dramatically faster than one where the kitchen is still open.
You have three practical options: pack everything yourself, have us pack only the kitchen, fragile items, and art, or have us pack the entire home over one or more days before move day. Any of the three works — the one that causes problems is planning to finish packing on move morning.

How Far Ahead to Book in a Fast-Growing City
Summer weekends and month-end dates in McKinney book three to four weeks out, and the last Friday and Saturday of each month are the first to go. Off-peak, one to two weeks is usually enough.
If your date is tied to a closing that has not happened yet, tell us that up front. We would rather hold a tentative window and adjust than have you book late because the closing was uncertain.
